Booking Conditions
All reservations at Casita Escondida are subject to availability and confirmation of payment.
The total price of the stay, including accommodation rates, cleaning fees, taxes and any applicable additional charges, will be clearly displayed at the time of booking.
By completing a reservation, the guest acknowledges and agrees to these Terms & Conditions, as well as to any specific rules and conditions displayed for the property at the time of booking.
Payment
Payment conditions, deadlines and accepted payment methods will be displayed during the booking process.
A reservation will only be considered confirmed once the required payment has been successfully completed or otherwise confirmed by Casita Escondida.
Pre-Check-In
After the reservation is confirmed, the main guest may receive an email, message or other electronic communication containing important information about the property, check-in procedures and the stay.
Guests may be required to provide identification and other information necessary to comply with Portuguese or Panamean legal and accommodation registration requirements.
The person making the reservation is responsible for providing accurate information regarding all guests included in the booking.
The number of guests staying at the property may not exceed the maximum occupancy indicated in the reservation.
Cancellation
The cancellation policy applicable to each reservation will be the policy displayed and accepted by the guest at the time of booking.
Any refund, partial refund or cancellation charge will therefore be determined according to the rate and cancellation conditions selected when the reservation was made.
Stay Conditions
The person responsible for the reservation must be at least 18 years old and must stay at the property during the reservation period.
Guests are expected to use the property responsibly and to respect the apartment, its contents, the building and its neighbors.
Smoking is not permitted inside the apartment.
Parties, events and activities that may disturb neighbors or violate applicable laws or condominium rules are not permitted.
Guests must promptly inform Casita Escondida of any damage, malfunction or problem affecting the property, furniture, appliances or equipment during the stay.
Guests may be held responsible for damage caused by themselves or other members of their group beyond normal wear and tear.
Check-In and Check-Out
Casita Escondida offers a convenient self check-in and self check-out system using virtual access keys accessible through the guest's mobile phone.
Check-in and check-out times are those indicated in the reservation confirmation.
Early check-in or late check-out is subject to availability and must be agreed in advance.
Guests must ensure that the apartment is properly secured when leaving the property.
Cleaning, Bed Linen and Towels
The apartment will be cleaned before the guest's arrival.
Bed linen, towels and basic bathroom amenities are provided as part of the stay.
Guests are expected to leave the apartment in a reasonable condition and dispose of waste in the designated areas.
Additional cleaning, linen or towel changes may be available upon request and may be subject to an additional charge.
Equipment and Property Contents
All furniture, appliances, decorative items and other contents of the apartment belong to the property and must remain inside the accommodation.
Guests should contact Casita Escondida if they experience any difficulty using appliances or equipment.
Guests must not make alterations to the apartment or remove any items from the property.
Maintenance and Access
Any maintenance problem, including water leaks, electrical problems or appliance malfunctions, should be reported as soon as possible.
Casita Escondida will make reasonable efforts to resolve reported issues promptly. Resolution times may depend on the availability of external service providers.
Guest privacy will always be respected. However, access to the property may be necessary in the event of an emergency, urgent repair, maintenance issue or other situation requiring immediate intervention.
Noise and Conduct
Guests must respect neighbors and comply with applicable Portuguese noise regulations and condominium rules.
Excessive noise, illegal activities and behavior that may compromise the safety or comfort of other residents are strictly prohibited.
The guest who makes the reservation is responsible for the behavior of all members of the group.
Personal Belongings
Guests are responsible for their personal belongings during their stay.
Casita Escondida cannot be held responsible for belongings that are lost, stolen or left behind at the property, except where liability cannot legally be excluded.
If an item is found after departure, we will make reasonable efforts to assist with its return. Any shipping or delivery costs will be the responsibility of the guest.
Responsibility
Casita Escondida is responsible for providing the accommodation and services described in the reservation.
We cannot be held responsible for circumstances outside our reasonable control, including interruptions to public utilities, internet services, works or noise outside the property, transportation disruption, weather conditions or other events caused by third parties or force majeure.
Photographs and descriptions are intended to accurately represent the property. Minor changes to furniture, decoration or equipment may occur without materially affecting the quality or essential characteristics of the accommodation.
Long Stays
Casita Escondida Porto: for stays of more than 15 days, gas heating costs are included up to a total value of €100 per stay. Any consumption above this amount may be charged to the guest.
Baby Cot
A baby cot may be provided upon request for children up to 3 years old, subject to availability and an additional charge of €10 per night.
Additional bed linen for the cot is not provided.
Parking
Where included in the reservation, guests may use the property's private covered parking space free of charge.
Guests wishing to use the parking space should inform Casita Escondida before arrival so that the necessary access information can be provided.
Applicable Law
These Terms & Conditions are governed by Portuguese and Panamanian law.
Any mandatory consumer rights granted under Portuguese or European Union legislation remain unaffected.
